    Sending commercial invoices for rent and outgoings as an attachment. Lots of large company's especially banks have fire walls that do not accept links

  2. Separate Arrears notices for Commercial Properties

    We need the ability to separate the arrears notices issued by PT between Residential & Commercial Properties. 3 days for Commercial, 1 day for Residential.

  3. Management Fees

    With the current invoicing format - we only have 2 lines. We need three lines with Commercial Invoices, one for Rent, one for Management Fees and one for Variable Outgoings.

  4. Budgeted outgoings held in tenants profile not owner

    At the moment you had to manually charge the tenant for management fees and then release the funds from withheld funds in the owners account. This is a step that has been missed, and the owner has now been charged for management fees instead of the tenant. It would be much easier to to pay the fees if the money was sitting in the tenants profile, and would make much more sense as it is the tenants money not the owners

  6. Other commercial budgeted outgoings

    Commercial tenancy other charges - Client would like to option to add other charges ie. Car Park charges - Same feature has rent & budged outgoings. Creating invoices with period dates.

  7. Rent invoices sent as PDF attachments

    When monthly rent invoices are issued for commercial tenants, it would be great if they were issued as a PDF rather than the link that is being sent out. More and more we are finding tenants do not receive the email or can not open links due to higher level filters.

  8. Commercial Tenancy Invoice to be sent at a reasonable time

    It has just been bought to my attention that our tenancy invoices for commercial properties are being sent out around midnight which is rather frustrating for tenants that have email alerts set on their phone - lovely wake up call which is not needed!!!!

    The current allowance to input the size of the commercial space is great however the method of calculating the rate is incorrect. Its currently calculating on a monthly basis. Commercial rates are allows on an annual basis. Unless this is fixed to capture the annual rent, this section might as well be deleted.

  11. owner statements with creditor invoices in a link

    Some of our Commercial Owners cannot open their Owner Statements that have their paid creditor invoices in a link format. Can PT send these as an attachment rather than in a link. Same goes for Rent Invoices that cannot be opened in a link

  13. Overdue invoices

    When sending over due invoices its picking up all the invoices, even the ones that are not due. We don't require the total outstanding, we require just the overdue invoices amount.

  14. Separating Commercial from Residential

    I have two division, commercial and residential.
    at the moment, my residential manager can see, all my commercial information. there should be a way of spearing this information to be able to keep it private. eg Have a button on the ownership card on who can view it. (some landlords have both properties, com & res)

  15. Ability to have multiple charges on one invoice for commercial tenants

    We charge multiple items to tenants on top of rent and outgoings in commercial and the larger tenants do not like having multiple invoices for one tenancy. Storage rent, reimbursed for trade waste, signage fees etc

  16. fees

    Automatic fee to be charged on a specific date not a % of rent receipted.
    In the commercial side of things we find it that we may have an agreement to charge a flat fee every month which needs to be manually charged.

    It would be good if you can prime a fee with a date and the charge is automatically done instead of setting an alert and the setting more reminders.

  17. Add Bond / Deposit

    When entering a personal Guarantee you shouldn't have to enter an amount as it a personal Guarantee and there is no $'s associated therefore a $ figure should be required.

  19. Sqm rent for commercial properties

    I entered sqm for a commercial property. In the tenant card I receive the price per sqm per calender month. The correct square meter rent should be calculated using the annual rent so the result provides the rent per sqm per annum which is a base calculation to compare commercial rents where applicable
