  2. Income & Expenditure Statements

    We have just issued our first batch of these. We have had an overwhelming response from our owners that they think these reports are insufficient as they don't break down the monthly amounts (we used REST previously) and they want us to provide a report that shows this. We've had to say we can't. Is this something that can be looked at please.

  4. Sundry Receipting to Landlord Accounts

    A new category of receipting needs to be provided which is labelled Sundry. I have a situation at present where insurance premiums were paid then the LL decided to cancel the policy and have funds returned. According to your support team the only way to receipt these returned insurance premiums is under OWNER CONTRIBUTION which is not correct and will cause all sorts of issues when the owner receives their statement. Hence you need to build in a function to sundry receipt like REST had.

  5. I & E statements

    We have had some owners asking if the PT I&E statement could look more like the REST version with breakdown of months. This would be great to bring back.

  6. Show Last Payment Date on Tenants Lease & Rent Information

    Would be great to see the tenants last payment date under the Lease and Rent Information section rather than looking at the tenants ledger all the time.

  8. Termination Date as a field in Lease Details

    As well as the Lease End Date there is a field for Termination date. This will allow for better reporting and tracking of tenants who are being terminated rather then just exiting as per normal lease end process. There needs to be a clear delineation of tenants that are terminated rather then just lease end or break.

    The vacancy reports only include tenant names and NOT Property Address which is really vital in my opinion....

  10. Rent Increase Report

    Unfortunately, a previous request for a rent increase report with dates and past and pending amounts was written off as released by PT however, the rent review report that they have released does not provide rent amounts and the dates that this report uses need to be manually entered... We need a Rent Increase Report (similar to REST) that shows current rent, Old Increase, Next increase the amounts and the dates. My principal has a KPI on rent increases and currently we have to manually enter these details into a spreadsheet to provide. Please PT do a rent increase report..

  11. Ownership Funds Report with Portfolio/Property Manager Filter

    The ability to easily view who the property manager for a particular property in this report, or a batch preview report would be beneficial.

  12. report showing owners with no properties attached

    This would be helpful to have a clean database, once a property has been archived. Just to ensure the owner isn't missed.

  13. Would like to be able to save a file of photos, not just individually

    I know that you can put photos into Property Tree, however would like to be able to save a file of photos together. For our in going and outgoing reports, we can take over 1000 photos. Rather than saving then separately, it would be great if we can save them in the one file.

  14. Find note - search by portfolio

    You should be able to search notes in 'find note' by portfolio so you can generate reports for each property manager.

  15. Consolidated Income and Expenditure Reports - Multiple Properties

    It is absolutely crucial that there is a consolidated income and expenditure report for owners with multiple properties. We have owners with up to 15 properties each. At EOFY when we send out there annual income and expenditure reports we will have owners that are complaining that their accountants are having to sit there and manually enter every single entry, Its so important that we are considering that we may have to drop property and go back to REST because of this one report.

  18. Please could Rent Summary & water summary be in seperate reports. With running totals.

    When we submit our tenants ledger details to Tenancy tribunal, Tenancy tribunal request the following:

    1) Rent & water ledgers be in separate reports.
    2) Rent & Water ledgers - If we can export in PDF and Excel
    3) If rent & water ledgers could have a running total for arrears.

    That would be helpful to us property managers, and assist us with providing the correct documentation to Tenancy tribunal.

  19. Produce Tenancy Ledger/Rent Summary - In accordance with NZ Tenancy Services

    Currently NZ users of PT can not produce a rent summary in accordance with the NZ Tenancy Services standard.

    This means manual entering data into an excel spreadsheet to show arrears and to create a report for the Tenancy Tribunal. The palace software has been doing this for years.

  20. Creditor Insurance Due Report

    In REST we were able to generate a report showing when the creditors insurance is due. There is nothing in Property Tree that gives us this information. It would handy to have this in place to ensure all our creditors are compliant.
